SOUNDBRIDGE · LONG ISLAND

One relationship.
A considered plan.

Get to know Soundbridge’s approach to property care and the details we agree on before work begins.

THE IDEA BEHIND SOUNDBRIDGE

One point of contact.
A property understood.

A well-cared-for property needs more than a list of service providers. It needs someone connecting the details.

Soundbridge’s focus is the ongoing care of the property: knowing what needs attention, organizing the right people, and following through. From a seasonal residence to a commercial building, the goal is a clear, personal relationship with the owner or authorized representative.

Keep the providers you trust. Coordination can be built around your existing contractors or other suitable specialists, with responsibilities and approvals agreed in advance.

THE SOUNDBRIDGE APPROACH

A relationship built
on understanding.

From the first conversation to the details that follow,
clarity belongs at every step.

  1. 01

    Get to know the property.

Discuss how you use the space, what you want to delegate, and which providers you want to retain. A property walkthrough helps identify systems, priorities, and outstanding work.

  2. 02

    Agree on a clear plan.

Define visits, coordination, communication, and fees. Set access instructions, spending approvals, and the procedure for urgent concerns before service begins.

  3. 03

    Follow through, together.

Document observations, coordinate authorized work, and keep open items visible. Updates should make clear what is complete, what is pending, and what needs your decision.

A FEW THINGS TO KNOW

Good questions.
A clear starting point.

Who is this service designed for?

Second-home owners, seasonal residents, and busy homeowners who want a single point of contact for property care. We also support commercial property owners and condominium communities with physical upkeep and maintenance coordination.

Can I keep my current contractors?

Yes. The service can be organized around providers you already trust. Other suitable specialists can be considered when needed, with the scope, responsibilities, and approvals agreed before work is scheduled.

Can commercial work be planned around business hours?

The service plan considers operating hours, occupant needs, and contractor access. Work windows and communication are coordinated with your designated contacts. Availability and arrangements are confirmed for each job.

Can you work alongside our condominium manager?

Yes. Our support can complement an existing manager by focusing on common-area observations, maintenance scheduling, and contractor follow-up. The board or authorized manager retains decision-making authority and spending approval, with responsibilities agreed in advance.

How is the management scope determined?

The starting point is a conversation about your property, current arrangements, and priorities. We agree on services, fees, and responsibilities before any work begins.

Are repairs included in the management fee?

The management fee covers the visits and coordination specified in your proposal. Contractor work, materials, additional visits, and projects are identified separately. The proposal sets out the approval and payment arrangements so you know what is included.

How would urgent issues be handled?

The service plan defines contacts, escalation steps, spending authority, and agreed availability. When an issue is identified, the appropriate provider can be contacted and the owner kept informed. Around-the-clock attendance or response times are not assumed; any such coverage must be expressly agreed.

Does this include rental management?

The initial offering focuses on property oversight and maintenance coordination. Rental marketing, leasing, and rent collection are outside that initial scope.
